REXR another likely addition

I have been eying REITs for a while, I usually do not like real estate exposure in this manner though. This chart looks great for my usual contraction setup. I reviewed the website, the companies California holdings in an expanding market, the balance sheet, and earnings and I am impressed. I see at least a 40% upside on this stock and actually like it even more than ADC. This alongside ABT are strong considerations for larger weighting additions, these should be relatively safe leading into rate cuts since they arent overvalued like QQQ and offer a different market exposure.
